San Francisco’s fog is part of the city’s identity, but for homeowners, it’s also a persistent roofing hazard. Unlike rain — which is obvious and temporary — fog delivers continuous low-level moisture to your roof surface for hours or days at a time. Over years, this creates damage patterns unique to the Bay Area.
Accelerated Moss, Algae, and Lichen Growth
The damp, mild conditions created by SF’s marine layer are essentially perfect for biological growth. Moss establishes first in shaded or north-facing roof areas, gradually working its roots (rhizoids) between shingles and lifting them. Algae creates the black streaking you see on many SF rooftops. Lichen is the most aggressive — it chemically bonds to shingle surfaces and causes direct granule loss when removed.
The Outer Sunset, Outer Richmond, and West Portal neighborhoods sit deepest in the fog belt and see this problem most severely. Homes in these areas typically need biocide treatment every 2–3 years.
Moisture Retention and Accelerated Aging
Roofing materials that stay damp for extended periods age faster. The repeated wetting and drying cycle causes asphalt shingles to expand and contract, gradually loosening the granule layer. Wood shake roofs absorb fog moisture particularly aggressively — most roofing professionals now recommend replacing wood shake with more fog-resistant materials rather than re-roofing with the same product.
Condensation in the Attic
Fog doesn’t just affect the exterior — it can penetrate into your attic through inadequate ventilation. When warm indoor air meets the cold underside of a fog-cooled roof deck, condensation forms on roof sheathing and rafters. Over time this causes wood rot, mold, and insulation damage. Proper attic ventilation (balanced soffit-to-ridge) is the solution.
What You Can Do
- Choose algae-resistant shingles with built-in copper or zinc granules (like GAF’s StainGuard technology).
- Ensure proper attic ventilation — balanced soffit-to-ridge keeps the roof deck dry from the inside out.
- Schedule annual inspections — fog damage accumulates slowly and is cheapest to address early.
- Apply biocide treatment to existing moss and algae before it causes structural damage.
